This week, William Lally and the zoning team at Tiffany & Bosco helped pave the way for new retail and commercial services in Peoria, along Carefree Highway, and in the Glendale area, along the Loop 303. On Tuesday night, the Peoria City Council unanimously approved a 37-acre mixed-use property at the corner of Lake Pleasant Parkway and Carefree Highway near Lake Pleasant. The following morning, the Maricopa County Board of Supervisors approved the rezoning of 38 acres to Commercial (C-2) at the corner of Olive Avenue and the Loop 303 in the Glendale Planning area. Both projects aim to support the tremendous residential growth occurring in the West Valley, which continues to see explosive growth overall.
Outdated 37-acre PUD near Lake Pleasant approved as a 'gateway' for future regional mixed-use development
Tiffany & Bosco was instrumental in converting an outdated 37-acre Planned Unit Development (PUD) from the mid-1980’s to an updated Planned Area Development (PAD) in northeast Peoria. The City of Peoria has designated the area around the Lake Pleasant Parkway & State Route 74 intersection as a ‘Gateway’ and future regional mixed-use center. In working with the City staff and the district Councilwoman, Tiffany & Bosco created a set of entitlements for future commercial, office, industrial and multi-family uses. Because of the lack of infrastructure in this area of the City, Carioca Co. will initially develop a gas station and convenience store to serve the residents heading to nearby Lake Pleasant, as well as regional traffic in the area. As the property is surrounded by Arizona State Trust land, the zoning approved by the City Council on August 18th will set the vision and character for this future core area of northeast Peoria.
Maricopa County Board of Supervisors approves rezoning at a critical corner of the Loop 303
On Wednesday, the Maricopa County Board of Supervisors unanimously approved the rezoning of approximately 38 acres located at the southwest corner of Olive Avenue and the Loop 303 in the Glendale Planning Area. The property has operated as a wholesale nursery for many years, and now seeks to expand those services and other future commercial uses. The property is at a critical corner of the Loop 303, bordered to the south and west by newly planned residential subdivisions. This northwest part of the County has seen a tremendous amount of growth, and critical corners such as this aim to provide much needed services to the growing community. The Loop 303 has forever changed the fabric of the West Valley. More jobs, investment and growth is coming to the West Valley than ever before. Many recent rezoning cases in the area have attracted a great deal of attention and opposition from long time area residents who are accustomed to a sleepy, rural lifestyle. However, the recent growth has been a long time coming, fulfilling the vision for the Loop 303 corridor while remaining sensitive to the important operations at Luke Air Force Base. Thanks to the great leadership of West Valley cities and the County Board of Supervisors, the West Valley is developing with smart, reasonable and sustainable growth.
